Built by a motel family, for motel families
Your motel on autopilot.
Motel management software that runs your front desk and sets your room prices — automatically. Built for small motels, by people who run one.
No contract. No setup fee. No per-room fees. Cancel anytime.
Built and battle-tested at our own motel. Every feature was used at a real front desk before it was offered to yours.
Our story
We built it for our own front desk first.
The night audit ate our evenings. Our prices sat still while the booking sites moved theirs seven times a day. So we wrote the software we wanted, and we ran our own motel on it every night before we offered it to anybody else.
If it breaks, our motel breaks first. That is the whole promise, and it is why every feature here was used at a real front desk before it was offered to yours.

Still on paper, or a program from 1998?
Your whole motel should be on your phone — not locked in a machine behind the desk.
The booking sites change prices all day. You can't.
Every mispriced night is money gone — an empty room, or a full one that sold too cheap.
Your best housekeeper shouldn't need a translator.
Room notes in English and Spanish, with a button that reads them out loud.
01 · ROOM PRICING
Every price change, explained in plain English.
You set the floor and the ceiling. It can only move a price by the step you choose, and you can lock any night by hand. It isn’t a black box — it shows its homework, every time.
How the pricing worksQuiet midweek. Cedar Rest sat at $92 and nobody moved, so we held at $94 rather than start a race to the bottom.
Cedar Rest is down to two rooms. Nudged up $5 — small enough that nobody notices, big enough to matter by Sunday.
The county fair opens Friday. Every lodge on the road is over $130, so we went to $138 — $29 more than last Friday, and still not the dearest bed in town.
Fair weekend and we are eighty per cent sold. Your ceiling is $189; we moved $12 and stopped, because a full house at $146 beats an empty one at $170.
The fair packs up Sunday morning. Eased back $34 so we are the easy choice for anyone driving home late.
02 · MOBILE
Check a guest in from the parking lot.
The whole system runs on your phone. Walk the property, run the property.
03 · CHECK-IN
Scan a license. The form fills itself.
Licenses and passports, read by the camera. Check-in in about forty seconds.
04 · HOUSEKEEPING
Two languages, and a read-aloud button.
Notes in English and Spanish. Time clock with signatures. Break rules watched for you.
05 · THE BOOKS
Three reports. A night audit that runs itself.
Daily, monthly, yearly. That's it. No-shows sweep themselves and the money comes out right.
You bought a motel. Not a desk job.
The audit, the pricing and the paperwork happen overnight. You get the evening back.
What this replaces
One bill instead of four.
The column on the left is one real vendor’s published price list for a 22-room motel — the company behind Check-Inn, which is the program a great many motels are still running. Not an estimate. Their page, their numbers, checked on 2 August 2026.

Left column: Innsoft’s published list price at 22 rooms, read from innsoft.com/pricing on 2 August 2026. Every one of those lines is priced per room, so it grows as you do. Prices change — go and check ours against theirs before you believe either of us.
The first 20 motels get Innkeep for $99 a month — locked for life.
It will never go up on you. Ever. In exchange: one honest review, and permission to share your results.
“I am not going to tell you twenty motels love this, because twenty motels have not used it yet. What I can tell you is that mine has, every night, and that the night audit stopped eating my evenings. If it breaks at your desk, it broke at mine first.”
